Before I ever wrote an inspection report, I was the guy running wire through your studs. I started as an electrical helper in 2002 doing residential prewires, moved into an electrical apprenticeship with the Central Florida JATC, and spent years installing alarm systems, structured cabling, and low-voltage in new construction. After that I ran service and install work for AT&T — digital TV, high-speed internet, VoIP, fiber, satellite — which put me in a few thousand Central Florida homes, mostly in the parts nobody looks at. Attics. Crawlspaces. Panels. Behind the drywall.

That's a real advantage when I'm inspecting for you. I know how these houses were built because I was on the jobs. I know which shortcuts get taken during framing and rough-in, what a proper installation is supposed to look like, and what somebody's uncle did over a weekend without a permit. Electrical is where most of my background sits, and it's also where a lot of the expensive and genuinely dangerous problems hide.

I've been a licensed Florida home inspector since 2019 and I'm a Certified Professional Inspector through InterNACHI. Alongside buyer inspections, I do insurance inspections — electrical, HVAC, plumbing, and roof — so I'm used to reporting to a standard that a carrier will accept, not just a standard that reads well.

Here's what you can expect from me. I take my time, I photograph everything, and I don't dress up the findings. When we go through the report, I'll separate the items that need attention now from the ones that are just what a house of this age looks like. You should walk away knowing what you're buying and roughly what it's going to ask of you over the next few years. If something in the report doesn't make sense a week later, call me and I'll explain it again.
